Real REALTORS

I must say that I'm amazed how many times I've been asked why I don't have my picture on my business card or prominently featured in all the print advertising I do.

Quite honestly I really didn't think it was that important, I figured I was selling homes not my head shot. I can think of few other professionals outside of real estate that have their photo so front and centre almost to the point sometimes that it overshadows what they actually do.

I'm not against the idea. I like to be able to visualize who I'm talking to as much as the next person. But when it seems to become the whole focus, well that's where you lose me.

Ellen DeGeneres did a great bit on this topic. I found it quite humorous so I thought I would share it with you (not quite sure about her dancing though).

Have a look here. We all can use a chuckle some days.

**and no, I didn't change up my profile photo to suit this post.

What's all the talk about BUNGALOWS?

Listen to my latest PODCAST on this topic or read on for the print version.

Well I've had a number of inquiries recently from folks interested specifically in bungalows. Not surprising really when you consider the one level lifestyle this style of home offers - a real draw especially for the maturing homeowner.

This opportunity though has not been overlooked by the shrewd real estate investor either for exactly the same reason. They are seeing the desirability of this style of home in the market and speculate that this will only increase as the large baby boomer cohort matures.

So let’s take a look at what the bungalow market has to offer today, Tuesday October 23, across Durham Region.

For the purpose of the property search I did today we'll look at listings of newer properties, those under 5 years old.

Now this produced a pretty big selection for the bungalow buyer out there today with 54 homes on the market with the highest concentration being found in the E16 and E17 areas of Oshawa and the Bowmanville area.

Prices range from $219,900 for a tidy little home with a cottage feel that has lake access out in Scugog; to the mid priced $370,000's - $380,000's in Oshawa that will get you a brand new 2 bedroom, 2 bath home of just under 1900 square feet; right up to the $900,000 plus that will offer you everything from a custom built waterfront property with 2 + 2 bedrooms, 5 baths, triple car garage and a nice sized lot, to the yet-to-be-built Chateau-like home in a private enclave setting with all the upgraded finishings you'd expect at this price point.

There is no doubt the bungalow is a real draw for many. For some of the clients I've worked with it is the only home style they'll consider looking at.

Whether it's a bungalow or 2-storey, a home within a specific school boundary location or neighbourhood I'd be more than pleased to get you the detailed information on properties that match your specific requirements.

I recognize that not everyone is in the buying mode - some just like to keep tabs on the market. I have a great tool that will email these listings to you automatically as they come on the market.

So send me an email and let me know what you're looking for. Whether it's to buy or just keep abreast of the market I'll set this up for you.

As always I'd be pleased to talk with you. You can reach me at my office 905.427.6522.

Hope you have a great day.

I’m a strong advocate of internet technology. This is certainly not to suggest that I’m a “techie” by any stretch of the imagination, nor do I embrace technology for its own sake. Like many though I do recognize the value of anything that saves me time, money, and simplifies my life but only to the extent that it doesn’t compromise the level of service I’ve come to expect.

Like most families these days we have a very busy schedule and value our time highly. With 4 extremely active kids (whose social calendar I can only dream of having), a husband with challenging professional responsibilities of his own, and a highly satisfying yet demanding career myself, we fit the profile.

It is in this vein that I’ve created several online tools in my website to augment some of the traditional ways of providing real estate services.

  • the myListing / myPurchase Client Centre – with 24/7 access where you can monitor the status of your listing or purchase and get detailed information on the activities I’m working on for you.

  • the BLOG REAL ESTATE CONVERSATIONS – where you can read topical information impacting the real estate market as we as interact and influence the discussion topics by posting comments.

  • CHAT NOW – a private online discussion where we can discuss your real estate needs and you can get your questions answered in real time.

  • Be sure to check out my latest addition - the PREFERRED PROPERTIES PODCAST. I’ll let this one speak for itself.

Everyone’s situation is different and so are their needs at different times. I realize that there are times when you’d rather talk than email, listen rather than read, meet face to face rather than stare at a computer screen. But I also recognize that there are occasions when you may just be looking for quick access to specific information, not a conversation.

So can technology deliver convenience without compromise?

Yes, I certainly believe it can.

When you approach the integration of technology as a way of complimenting rather than replacing the human element you provide people with choices and options that can deliver real tangible benefits.

At the end of the day the choice of venue is yours (kitchen table or cyberspace) but my goal remains the same; to assist you in getting the information you want, when you want it.

expect more…

because now you can.

So you're thinking about moving to Durham Region. - DISTINCT NEIGHBOURHOODS Online Magazine can help.

Considering a move to Durham Region? Already live here and looking to "move up"?

Listings are great but they often provide little information about the neighbourhood community they are in.

Town and city websites give people a general overview of the broader community but leave much to be desired when it comes to the information about specific neighbourhoods.

The purchase decision is as much about the neighbourhood (location) as it is about the house itself. That is the reason why the phrase "location, location, location" has prevailed in the real estate market. Purchasers don't just buy houses, they buy neighbourhoods.

Think back if you will to when you purchased your home. Although you wanted and needed certain things in the house you were looking for it is quite likely that you weren't willing to buy just anywhere to get those. Location means a great deal to buyers.

If you're considering a move to or within the Durham Region you need someone who can help you navigate through the area and assist you in finding not only the right home but the right home in the perfect place.

Look no further than Preferred Properties DISTINCT NEIGHBOURHOODS Online Magazine to assist you.
